It is no longer sufficient to just purchase something and hope for the best and rely on natural growth. Even the best properties, in high growth areas, do not guarantee a return in a flat market.
Gaining capital growth is directly related to what is happening in the economy, politically and in the real estate market. You might get a lot of growth in some years; however in others (like now) you may not get any capital growth at all.
Renovation as an investment strategy:
There is a very good reason why renovation is the strategy favored by many. Renovating for profit can result in some spectacular returns within relatively small timeframes. It can be utilized without huge outlays at the start, and for many investors this is a great way of entering the property investing market while actively creating and increasing their profits.
Renovation is an ‘add value’ investment strategy. This means that investors can be proactive and through the actions that they take, and the changes that they make to a home, they can ‘manufacture’ their own capital growth.
Renovating for profit is the easiest and most accessible of all the ‘add value’ strategies and it is proven to work in all markets. Regardless of whether the property market is going up, down or sideways, renovating for profit still continues to make huge returns for investors.
Renovating in the Current Property Market:
Renovation is very powerful and for many people it might only take one or two renovation projects a year to replace their whole annual income.
And if you would like to take advantage of the current real estate market, renovation more than any other investment strategy will help you do that quickly and easily. But it is more important now than ever to do this, knowing what, why, how, where and when.
You need to know how to find the best deals, how to compare them and easily recognize the truly great ones from the many potential ones out there, how to work out what is going to add the most value, work out your renovation costs with accuracy prior to making an offer and even more importantly how to do profitability analysis to calculate just how much potential profit there is and whether the deal is worth pursuing, what order to renovate for maximum efficiency, how to manage trades and so on.
You need to be able to walk into a renovation project with your eyes wide open, knowing who the potential buyers are, knowing what you need to do (and what not to change), how much it’s going to cost, how long it’s going to take, how much profit you are likely to make and how to control the whole process.

Before starting in real estate, Kevin worked in radio as an announcer,
salesperson, promotions manager and was General Manger of various radio
stations in Queensland and New South Wales.
While selling in real estate he was ranked as Top Salesperson in
Queensland and remained in the Top 10 Salespeople in the state until
1991 when he commenced with a major real estate franchisor as a sales
trainer, business development associate and was appointed as State
Franchise Director 1992.
Kevin has operated a number of real estate offices as business owner
and was General Manager of several real estate offices in Christchurch,
New Zealand with a sales force of 120 people.
Kevin has been able to combine both his radio and real estate careers
to create an interesting and informative real estate program that
